The architectural brief called for a contemporary garden room extension and complete reorganisation and renovation of this large detatched property. The basement was increased in depth to allow insulation to be installed and to make it into a habitable room. This required underpinning of the existing walls, a new slab and sup for a pumped drainage system.
The existing timber floor to the kitchen was replaced with a composite steel deck and concrete slab which cantilevered through a large new opening in the external wall and supported the new pop out bay. The garden room featured a frameless glazed corner with cantilevering beams to support the roof giving a large uninterrupted opening into the garden.
The rear of the property was externally insulated, new high performance windows installed and PV panels added to the roof to dramatically improve the buildings efficiency.
